There are a lot of agents doing fee-only MLS listings, so it's not exactly a unique idea. They don't provide agent services, they just take your listing, and, for a fee, put it on the MLS system. You have no way to force them to list with a real estate agent, and you'll have a lot of issues with people who saw the house while it was on its "free" 30 days, who might come back two months later and decide to buy it -- does the agent get the fee then? Also, if my neighbor wants to buy my house, I would think that I would have already talked to them BEFORE I listed my home in the first place!

A lot of agents are looking at fee schedules in lieu of the traditional 6% of sales price, to give sellers more control over what they want out of the experience For example, they may charge $500 to list the house on MLS, they might charge $600 to write/negotiate a contract, etc., etc. They may charge for marketing directly -- i.e., 50 brochures for $100, a virtual tour for $300, etc., MommaBear

How are you planning on making a profit if they sell the house from your site?

That's the 1st ? an investor is going to ask.

If house sells from site, you get nothing
If they list with broker, you get nothing... surely you don't think a broker is going to pay you to try and sell a house out from under them.
If they decide not to list with broke, you get your fee; however, you rake up another unsatisfied customer.

So far, it sounds like a failure, sorry.

If the site is actually good enough to attract customers (meaning that most of it clients sell their house from the site), it won't be making any profits, they get it for "free"

You might pick up a few ads, but not enough to make it.

Based on info provided. old hippie

I think it is a great idea, let's call it Craigslist.com or EBay.com. Shall we ? Where do you live in a shell man? there are many places to sell houses on your own, and there are brokers who discount also, like Assist to Sell or For Sale By Owner. Look around. Your idea was taken about 10 years ago. Sorry. FILE

Sounds like a decent idea, but keep in mind that there are places like that available like for sale by owner and a few other websites. Might want to enlarge the listing time, 30 days can be a short while in this market.

As to the investors, friends and family are a good start, but there are also sites that will provide you with $ the way a bank would, however I forget what it was. drf2684
