LoB asked: New career…new real estate license. One broker wants to charge me for their training and mentorship, one says I don’t need training or mentoring, just hands on help. Another charges a franchise fee but says in the end I will get a bigger percentage. They all promise to help new agents create a business plan and get started. Have you had this experience as a new agent recently? How did you decide? What advice can you give? Thanks.

Sam B asked: What are the “standard” real estate broker fee percentages in Colorado for vacant land or existing homes? Are these set by law, or can they vary from realtor to realtor?

Kiki asked: Is a certain amount of coursework required before taking the test to become licensed? Must you get your agent’s license before you get your broker’s license? Thank you for your help.

Kat asked: I saw the cutest apartment for the right price. I called up the person on the listing and he says I have to pay, 1 month’s rent, the same amount for the deposit, and the same amount for a “brokers fee”. To my knowledge, broker’s fee is something like a fixed commission for his services, so why is he asking for so much?

gregdaman925 asked: I was wondering what the difference was between a real estate broker and a real estate agent? How long would you have to go to school to be either one?
I pretty much got my answer to this question. Can a real estate broker act as both a broker as well as the agent? I plan on starting my own realty but want to do both jobs.

Usingama M asked: I am seriously considering to open a sex shop. I currently sell on ebay, but I would like to expend as soon as possible. So, I am looking for a good location. But I think a professional broker would be very helpful to find a location.

Eric The Plumber asked: Hi, my idea is BeforeMLS.COM
It will be a listing service before you list with a a Real Estate Agent. You will get this for free if you agree to list with an Agent after your 30 Day listing period for free. That way if you neighbor wants to buy your house before you list you can sell it to him without paying real estate broker/agent commission. After 30 days you list with a qualified agent. Also if you do not want to deal with an Agent you would pay your $ to be listed on the site.
