I realize it would be different in ever-state, what i’m really asking is, what are the steps I need to take, and also how difficult is it to get into the business period? I’m very interested in the business, regardless of peoples opinions of them all being crooks, which I think is ridiculous, you do not judge all, by some, and it is a important thing for most new home buyers. last part of the question, is it VERY difficult to make 100k a year at it, in say three to five years?

I am a mortgage broker and have been since 2001. I have a masters degree in Finance and not only know how to do loans, but I truly believe in “customer service and fairness.”
My question is this; is it fair for me as the mortgage broker to charge $995.00 on the front as my broker fee, $0.00 in YSP, and give the borrower the lowest possible rate? I have been doing this for several months now, but really wondered if people really do care about fees. Yes, I want to continue to make a living in this business, but the last two months I have closed 6 loans each month, but after my split with my company, I take home $1500 a month. I won’t last long if I keep this up….any suggestions????

As a Chicagoland mortgage broker, I’m always looking for more business. But, as rates increase, and the public records get hit harder with cold calling (and I don’t have any established networking with realitors and builders …yet) whats the best way to find more business? I would love to charge less in fees, but since those fees put food on my table, I at least need more volume. I know referrals work well too, but I need the business first.
