Business Broker Guide

I recently asked this question:

I’m interested in buying a pub. The asking price is 80,000.
I want to pay the seller 5000 a month directly. No loans e.t.c.
If i agree to pay 10000 over their asking price do you think they will agree? Is this something that happens regularly? Am I just talking complete crap and this is in no way possible.
I’m thinking that we agree terms. I take over and start managing it and pay them back 5000 a month.

My question is, should I negotiate terms through the broker or talk directly to the business with a deal like this?

Same as before any time spend on this question will be greatly appreciated.

My broker put my business down for Home Health Care Services but we provide training to special needs adults in their home and do not administer medication. We do monitor their medication intake to make sure they take them properly per doctor guidelines but that’s all. The quote was much higher for that class code compared to our other services.

When buyer is required by the seller to “assume seller’s mortgage” as part of the purchase, does it mean buyer does not need a mortgage broker to complete the transaction? will the RE agents take care, in this case, of the communication with the SELLER’S BANK regarding the assumable mortgage?

Or does it work like residentail brokers where buyers don’t have to pay any commission?
